Narborough's particular mix
Narborough shares the LE19 postcode with Enderby and sits in the Blaby district, but it has its own character: a station on the Leicester–Birmingham line, a village centre, and a mix of housing that spans several eras.
The older village, around the church and the main road, with period and interwar property.
Post-war estates forming much of the housing — standard construction semis and detached houses, the easiest properties locally to finance.
Substantial newer development, both in Narborough itself and immediately adjoining at Littlethorpe and towards Enderby and Huncote.
Station-side property. Narborough station is a genuine draw for commuters into Leicester and towards Hinckley, Nuneaton and Birmingham. Properties within walking distance of it hold demand well.
Two things to check on the newer estates
Narborough's newer housing is popular and generally straightforward, but two points are worth confirming before you commit.
Estate management charges. Newer developments frequently have a charge for maintaining shared roads, green space and play areas — sometimes described as a rentcharge or estate rentcharge. Lenders count it as a committed expense in the affordability calculation, so a high charge reduces what you can borrow. Some lenders also ask about the terms of the deed. Get the figure and the documentation in writing at reservation.
Freehold or leasehold. Check which, and if leasehold, the ground rent and how it escalates. Ground rent terms that increase steeply have caused lending problems on developments nationally, and lenders scrutinise them.
