The student factor
Loughborough University is among the larger campuses in the country, and the town's rental market has grown around it — concentrated in the streets between the campus and the town centre, and out towards Ashby Road and Forest Road.
For landlords, this is a strong and established market, but most student property is let by the room, which makes it a house in multiple occupation. For owner-occupiers, the student concentration matters in a different way. A family house in a street that is predominantly student-let may be valued more cautiously, and some lenders take a view on properties previously used as HMOs. It does not prevent a purchase, but it is worth establishing early.

on the town's edges, including around Grange Park and the northern and western fringes. New build purchases need a lender whose mortgage offer will stay valid long enough for the property to be completed.
Village property
in the surrounding parishes — Quorn, Barrow upon Soar, Woodhouse Eaves, Hathern. Higher values, sometimes older construction, and occasionally properties of non-standard build that narrow the lender pool.
Commuting affects affordability more than people expect
Loughborough sits between Leicester and Nottingham with a mainline station, and a significant share of buyers commute to one or the other, or further.
That matters at application. Lenders assess affordability on income minus committed expenditure, and season tickets, second cars and fuel all count. A household commuting in two directions can find its borrowing figure noticeably lower than the salaries alone suggest.
Worth building into the budget before you start viewing rather than discovering it at the mortgage in principle stage.
